Fireproof Painting Melbourne – Fire-Retardant & Intumescent Coatings

A fire-retardant coating will not make a building fireproof. What it does is slow things down — and in a fire, time is the thing that matters most.

PCS VIC applies fire-retardant and intumescent coating systems to interior and exterior surfaces across Melbourne, as part of the same painting work we already do. Same preparation standards, same crew, and straight advice about whether you actually need it.

01

What a Fire-Retardant Coating Actually Does

Intumescent coatings are designed to react to heat rather than simply resist it.

  • Under high heat the coating swells to many times its applied thickness
  • That expansion forms an insulating char layer across the surface
  • The char slows heat reaching the material underneath
  • Ignition and surface flame spread are delayed

The honest version: it buys minutes — and minutes are what let people get out and the fire brigade get in.

02

Where It Gets Used

Most of the enquiries we take are for:

  • Exposed structural and decorative timber
  • Timber decks, eaves, pergolas and external cladding
  • Internal linings and plasterboard
  • Exposed steelwork
  • Properties in or near bushfire-prone areas

Common reasons people call

  • A building surveyor or insurer has asked for it
  • A renovation exposed timber that now needs protecting
  • Peace of mind on a family home
03

How We Apply It

A fire-retardant coating only performs if it goes on the way the manufacturer intended. That makes it a measured job, not just a paint job.

  • Assess the substrate and confirm what the coating is being asked to do
  • Full surface preparation — the coating bonds to whatever is underneath it
  • Apply the specified undercoat at the required film thickness
  • Finish with a compatible topcoat from the same system
  • Record what was used, and where

Mixing products across brands, or going on too thin to save a coat, defeats the entire point of the product.

A coating is one layer of protection, not a compliance certificate. If your job needs certified fire performance, we will tell you that up front rather than after the invoice.

04

Where We Will Tell You to Get Someone Else

Some fire work is not a painting job, and we would rather lose the quote than take it on wrongly.

  • Certified fire-resistance levels signed off for a building permit
  • Passive fire systems — penetrations, collars, fire-rated sealing
  • Fire doors, alarms, sprinklers and detection

If your job needs a certifier or a licensed passive fire contractor, we will say so and point you the right way.

05

Why Have PCS Do It

  • The same preparation standard as the rest of our painting work
  • One team, so prep, repairs and coating are not three separate bookings
  • Straight advice on whether the coating is worth it for your property
  • A written record of the system used and the areas covered
06

Start with a $99 Property Check

Not sure what actually needs protecting?

Our $99 check can identify:

  • Exposed timber and unprotected surfaces
  • Existing coatings that have failed or worn back
  • Surface damage that needs fixing before any coating goes on

It is the cheapest way to find out whether this is a job worth doing.

Common questions

How much does it cost to paint a house in Melbourne?
It depends on the size of the job, the surfaces included and the condition they are in. Published Melbourne ranges for a three-bedroom interior sit around $4,500–$12,000, but a range is not a quote — we price your job after looking at the surfaces. Our full cost guide breaks it down.
What preparation is included before painting?
Cleaning, removing failed paint back to a sound edge, repairs and filling, sanding, and priming or sealing where it is needed. The preparation included in your job is named in the written scope rather than left as “prep as required”. Here is what a full preparation covers.
How long will the job take?
It depends on size, surface condition and how much preparation is needed. You get the expected working days in writing with your quote, before anything starts — not a guess on the day.
Do I need to move out while you paint?
For most interior work, no. We work room by room where we can, keep the site clean, and agree access and timing with you before we start. Whole-house repaints are usually faster and cheaper if the property is empty, which is why we suggest them between tenancies.
What happens if it rains during an exterior job?
We stop. Exterior coatings have temperature and humidity limits on the manufacturer datasheet, and applying outside them is how a finish fails early. We schedule around the forecast and tell you honestly if a job should wait for the season. More on timing an exterior repaint.
Is your painting work guaranteed?
Yes — our painting work carries a five-year workmanship warranty. Eligibility, inclusions and exclusions are confirmed in the written project quotation.
Do you charge for a quote?
No. You get a clear, upfront quote before any work begins, with the inclusions, the products and the exclusions written down.
Are you insured?
Yes. Property Care Services is a fully insured local Melbourne team, and all work is carried out by qualified tradespeople.
